Terms & Conditions


No dogs.

Minimum age 21yrs

Check in 1:00 p.m. Check out 11:00 a.m.

Maximum of 2 persons per pitch unless our booking confirmation states otherwise.

Only one car is permitted per pitch.

Our season is from the 1st March until the end of October.


The site owner accepts no responsibility for any damage, loss, expense or injury suffered to belongings, or persons, however caused, whilst on the site.

Vans/campervans/vehicles left on site beyond the period booked will be charged at the daily Touring Rate and may be towed off pitch and clamped.

Force Majeure

The site owner are not liable for refunds or expenses you incur in the event they are prevented from fulfilling your Booking as a result of circumstances beyond their control. Such circumstances shall include (but not be limited to) war, terrorism, riots or civil unrest, industrial action, flooding, natural disaster, epidemics, health risks or such similar events ("Force Majeure"). We recommend that you have adequate holiday insurance in place to cover this.

Visitor Restrictions

As a result of Covid-19 no visitors are allowed.

Visitors cannot park on the site and must park on the Visitor Carpark which has a capacity for 3 cars.

Visits are restricted to one per day with a maximum of 2 persons, and a duration of no more than 30 minutes. No visitors between the hours of 6:00 pm and 11:00 am.

Septic Tank

The site is on a septic tank.
Only fluids which are safe to be emptied into a septic tank can be used e.g. Blue Bio, Elsan Organic toilet fluid, Thetford Aqua Kem Green Toilet Fluid.

If unsafe fluids have been used the cassettes must be thoroughly cleaned prior to entering the site and an initial double dose of fluid.

Electric, Water

No generators.

When a metered supply is used on a Touring Pitch electric is supplied provided the advance payment is in credit. Unused credit will be refunded upon departure. For a Seasonal Pitch see terms and conditions below.

Cold water is provided free for personal hygiene only and not for washing cars/caravans or other vehicles.


Persons using bad language, unruly behaviour or interfering with the general comfort of other guests will be evicted.

No loud music is to be played. Quiet hours are from 10:00pm to 08:00am. No noise audible to adjacent guests after midnight.

Touring Pitches
Deposits, Refunds

Deposits - All deposits are non refundable and non transferable.

Refunds (excluding advance payments for electric) - No refunds 28 days prior to arrival. We will not refund anyone who decides to cancel their stay with us or leave early for any reason whatsoever.

Seasonal Pitches


Our seasonal pitches are for extended weekends only.

An extended weekend seasonal pitch allows you to leave your caravan/campervan on site throughout the season but occupation is between 5:00 p.m on Thursday until a check out time of 5 pm on the following Monday.

Payments for Seasonal Pitches are non refundable and non transferable.

Our season is from the 1st March until the end of October.


Electric is charged monthly on a metered supply and is payable within 10 days.

Unpaid bills may result in the electricity being disconnected without notice and the Caravan Owner shall not be entitled to any compensation resulting from this action.

A £60.00 electric deposit is required at the start of the season and will be repaid at the end of the season less any outstanding electric charges.

The Caravan Owner is required to turn off all electrical appliances in the caravan whilst it is unoccupied.

Fire Safety

No explosive or other inflammable substance or material may remain in the caravan whilst it is unoccupied.

Two gas cylinders of a proprietary brand and suitable for use with the caravan may be left, disconnected, inside the caravan.

Should any such substances or materials be discovered, they may be disposed of as the Park Owners see fit, and the Caravan Owner shall not be entitled to any compensation resulting from this action.

Caravan Pitch

The Caravan Owner shall not make any alterations to the park or caravan pitches, such as, but not limited to, solar lights, fences or flowerbeds.

No objects shall be left on or around the caravan pitch when the caravan is unoccupied. Caravans and awnings must be kept clean and tidy at all times.

Any storm or accidental damage which the caravan suffers during the Agreement period must be promptly repaired by the caravan owner at the caravan owners cost.

Seasonal pitches must look the same as touring pitches at all times and caravan covers are not permitted.
